Single-ply roofing consists of a single layer of durable material installed on the roofing substrate. This type of roofing offers several benefits, including lower installation costs, faster installation, and minimal maintenance requirements. In contrast, traditional built-up roofing systems use multiple layers of material, such as tar and gravel. Single-ply roofing typically comes in white, which increases reflectivity and improves energy efficiency, ultimately lowering energy bills for the building.
However, these benefits come with trade-offs that should be considered before choosing a commercial roof replacement. For instance, single-ply roofs do not perform well under heavy foot traffic.
EPDM
Ethylene propylene diene monomer (EPDM), commonly called “rubber roofing,” is a synthetic rubber material that has been used in commercial roofing applications since the 1960s. Manufacturers often produce EPDM using recycled rubber from old tires. Contractors can install EPDM in three main ways:
- Fully Adhered – The entire EPDM layer bonds to the substrate with a solvent or water-based adhesive. Although this installation method takes longer, it provides excellent wind resistance.
- Mechanically Fastened – Fasteners placed along the seams secure the EPDM layer to the substrate.
- Loose-Laid – This method welds EPDM at the seams to create a quilt-like layer over the substrate. Perimeter fasteners and penetration points hold it in place, while ballast adds weight for wind resistance.
TPO
Thermoplastic olefin (TPO), also known as “plastic roofing,” is another popular single-ply option. Although TPO shares similarities with EPDM in texture and installation, it is typically sold as a white material. Unlike EPDM, TPO requires heat welding instead of adhesives.
